How I Work

It is very important for the seller and the seller’s agent to be comfortable with each other, to keep open and honest communications flowing, and to share mutual trust and respect.  It is for these reasons that I share how I work.

 

For me the “listing meeting” is actually three meetings.

  • The first meeting is to get acquainted – for us to get to know each other and, and for me to get to know your property.   This is a no pressure, no obligation, no commitment meeting, and I will not ask you to sign any agreements at our first meeting.  I will ask you to NOT sign with another agent until we have had our second meeting.

 

  • A few days later we will meet again to continue the process, after I have completed a thorough Comparative Market Analysis (CMA), to help us establish the right asking price.  If you feel comfortable working with me at this point, I will ask you to sign the listing agreement.  I will also go over some of the upcoming paperwork and answer any questions you may have.

 

  • The third meeting is for marketing and communications strategy.  We will talk about making your property as easy as possible to show, staging, signing, advertising, open house showings, caravan showings, MLS sharing, and other issues. We will also discuss how you would like to be contacted and how often.  If a fourth meeting is indicated, we will schedule it at that time.

 

As your listing agent, I will represent you exclusively.  I will not attempt to represent the best interests of both you and the buyer in the same transaction. I will do everything I can to market your property – and to sell it.  I will do open house showings, caravan showings, internet marketing, showings, and more. When a potential buyer is ready to make an offer I will refer that buyer to another agent, so that I can continue to represent you exclusively and look out for your best interests.

You should not talk seriously with anyone about selling your property until you have a complete Comparative Market Analysis(CMA), to assure you that it will sell in a timely manner and at a good market price. You don't want to price it too low for obvious reasons, and if it is too high it will not sell.  I will be happy to prepare a CMA for you free of charge and without obligation or commitment on your part.
