What is a Broker Associate?

A Broker Associate is a Sales Associate who holds a Broker’s License.  California has two kinds of Real Estate License: A Broker License and a Salesperson License.  A broker can perform all the functions of a salesperson or a broker, but a person with a salesperson license can work only under the supervision of a broker, and as a representative of that broker.  A person with a broker license is not required by law to work under the supervision of another broker.  Some of us, however, choose to do just that.  We are called Broker Associates.

 

What are the requirements for each license?

 

 

Salesperson License

Experience:  None

Education :  Successful completion of the following college-level courses is required to become a real estate salesperson:

  • Real Estate Principles
  • Real Estate Practice
  • One course from the following list
  • Real Estate Appraisal
  • Property Management
  • Real Estate Finance
  • Real Estate Economics
  • Legal Aspects of Real Estate
  • Real Estate Office Administration
  • General Accounting
  • Business Law
  • Escrows
  • Mortgage Loan Brokering and Lending
  • Computer Applications in Real Estate
  • Common Interest Developments

Applicant must pass the 150 question Salesperson’s examination with a minimum score of 70%

Broker’s license

Experience:     

  • Two years as a full time licensed Salesperson, or…                        
  • One Year, if applicant has a two year (Associate’s) degree, or…                                                                                                                                                        
  • None required, if applicant has a four year (Bachelor’s) degree:                                          

Education:  Applicants for a real estate broker license examination must have successfully completed the following eight statutorily required college-level courses:

  • Real Estate Practice
  • Legal Aspects of Real Estate
  • Real Estate Appraisal
  • Real Estate Finance
  • Real Estate Economics or Accounting*

And three courses from the following group:

  • Business Law
  • Property Management
  • Escrows
  • Real Estate Office Administration
  • Mortgage Loan Brokering and Lending
  • Advanced Legal Aspects of Real Estate
  • Advanced Real Estate Finance

Some Sound Home Advice

 

Why keep an inventory of your personal and household possessions?

(The following advice comes from Doug and Susan Macauley of Foster, Parker, and Macauley Insurance in Oakhurst.)

 

If you have a loss, your insurance carrier will ask you to furnish a complete list of the items that you lost and their values.

 

Don’t rely on your memory.  In times of stress you will find it a poor substitute for a pre-completed inventory.  Items tuck away in drawers, boxes and storage cabinets – items that could be worth hundreds or even thousands of dollars – are often forgotten.

 

What’s more, studies show that most people possess more than they think, and in many cases are grossly underinsured.  A household inventory will help you determine how much insurance you need to protect against serious financial loss.

 

You may also want to videotape your home, room by room, as a reminder and record of your possessions.

The California State Mining and Mineral Museum in Mariposa

Inspired by the mineral wealth of the gold rush, the State of California began documenting the state’s mining history and mineral resources over a century ago. This fascinating collection, which started in San Francisco, is now exhibited at the Mining and Mineral Museum in Mariposa, a historic gold country town. Like many historic sites that are located along Highway 49, it has a rich and colorful history. The museum became a California State Park in 1999.

Oakhurst, Bass Lake, Mariposa Area Real Estate Market Update

 

Mountain area home prices are rising again and inventory has declined by more than 100 from the 2006 peak.  The median selling price for January, 2007 was $400,000 compared to a median selling price of $335,000 in January of last year, for an increase of 19.4 percent.

The median selling price for the past three months (December, January, and February) was up from $334,000 a year ago to $375,250 this year for an increase of 12.35 percent.

 

We still have a good inventory of homes for sale, interest rates are still great, and prices are moderating.  It is virtually a market in equilibrium with supply equal to demand.  Here are the locations of most of our mountain area homes for sale:
