Ed Note There’s more to selling your house than placing a sign on the lawn and an ad in the paper,, if you want to get something close to market value for it, that is.. These two actions, no matter how large the sign and which paper, or papers, you use, will reach only a very small fraction of the people you will need to reach - compared to the wide coverage of a Multiple Listing Service (MLS). Besides, in the MLS you reach prospective sellers – Professional Real Estate Agents - who scan those listings daily looking for a home that will fit the needs of someone on their prospective buyers’ list. It just might be yours.
Don’t get me wrong, you can sell it with that sign and that ad, if you’re willing to drop the price enough. Research shows that you can save about six percent by not paying a commission, if you are willing to accept a lower selling price equal to about twice the amount of the commission you will be saving.
Besides, there are those 26 specific statutorily mandated disclosures. Do you know what they are? Do you know how to do all of them – some of them?

My Listings Art in the Mountains By Joan Brumley I' m just bragging to all my Fresno friends that living in this community (YLP) is such a pleasure. Living anywhere in the foothills is so preferable to living in the "flatland". Ron and I have lived in YLP for over 23 years. We have known several people who have moved away, and most have said they have never been as contented as when they lived up here. We visited our family "down in the valley" the other day, and we both remarked how fortunate we are to live here- We are out of the bad air; out of the traffic; and out of the concern for our property. When we lived in Clovis, there were so many worries about forgetting to bring things in--that they might disappear if you left something on the front porch. We have been so happy living "in the mountains" (well....foothills). Our dogs and cats just looked over my shoulder and read what I am writing, and said "ditto" !! Oh well-enough about that. . If you haven't been out to see the new gallery in North Fork--you should take a leisurely drive over there and look at it. There are wonderful things to be seen in that gallery. And Chuck Nugent has re-opened the gallery at Bass Lake--now called "Bass Lake Gallery" and it is located in the old real estate office in the Bass Lake Village. Very Nice!!
I just finished another painting of a cabin at Bass Lake. I have had many people who have bought homes, there, who want a picture of it for their friends at home to see. And many will make Christmas cards or note cards with the picture on it. For all of you who show and sell houses, it makes a wonderful closing gift for your clients.
There are many people in the mountain communities teaching now. So if you are interested in taking any kind of painting or sculpture, or photography classes or whatever, you can e-mail me and I will try to steer you to a class of your choice. Or if you are teaching some classes please let me know so I can put in a plug for you. Or if you want to commission a piece of art, there are painters, photographers, and sculptors that can fill the bill for you. We are so blessed to have so many talented people living in our mountain communities.
Also--I am still teaching classes in my home studio. If anyone is interested in seeing what your local painters can do, you are welcome to come by and see some of the student work.
I saw the great show in Oakhurst at the Stellar gallery that was a competition for Yosemite Western Artists. I hope some of you went by to see it--there are many talented people in this area. They put on two or three competitions each year, and this was the best I have ever seen.
If there is anything about art you would like to see in this article--let me know. I am just giving you the scoop on the art community, but will find out whatever you need about art.
