Although unit sales for the 6 month period in 2007 were down by 25 percent, the median purchase price was down only 1 percent, and is still 4.8% higher than the same period in the banner year 2005.

 

Many, far too many, of the homes on the market today are priced above what buyers are willing to pay for them. The median asking price of homes in our market today is $450,000, or a whopping 32% above purchase prices over the past six months.  We have an inventory of 539 single family homes on the market (as of July 31), and with fewer buyers (averaging 28 per month), that’s a 19 months inventory. We are likely to see the median purchase price continuing to drop in the coming months,

 

Buyers, with the help of their agents, are shopping for value, and only those homes priced at or below current market value are selling.  The good news for buyers is, the selection is wonderful, interest rates are near record lows, and prices are good.  It is a buyer’s market again!

Buying and Installing Ceiling Fans

Modern science has brought us scores of energy-saving advances to make our homes more comfortable--argon-filled windows, high-efficiency heat pumps and polymer sealants to name a few. Though most of these are born of technology, a child of the Industrial Revolution is still one of the most sensible solutions to home comfort: the ceiling fan. Fans have been a simple but charming supplement to home heating and cooling for more than 100 years.

Of course, fans have enjoyed a number of improvements during this century. The best of today's ceiling fans benefit from better motors, materials, finishes and controls than their air-churning ancestors. And thanks to the fan's lasting popularity, today's selection is staggering. A visit to a lighting showroom, lighting store or a fan specialty shop will reveal scores of styles, configurations, sizes, materials, finishes, prices and accessories. Or you can request catalogs from manufacturers listed in the resource guide below.

Ceiling fans make sense
Why this lasting popularity? Certainly charm is one big factor. A fan fixture can bring distinction to a room. And for some people, the steady, quiet whirl of paddles evokes the romance of bygone days,  of sultry summer afternoons. 

More importantly, there's the fan's practical side. It makes a room more comfortable and lowers energy bills. By forcing warm air downward in the winter and stirring up breezes in the summer, it decreases demands on heating and air conditioning systems, operating on just a few pennies a day.

During the summer, using a ceiling fan in conjunction with an air conditioner will allow you to set the thermostat higher without a noticeable difference in comfort. A fan's breeze will make a 79-degree room feel more like 72 degrees. By raising the thermostat, you can save up to 30 percent of your air conditioning bills, depending upon your home's construction and where you live.

In the winter, a fan will recirculate warm air that naturally rises in a room and is trapped at the ceiling. You simply turn it on in the reverse direction (most have reversible motors). By bringing warm air down into the living space, the furnace is needed less.

The Honorary Mayor of Oakhurst contest is an annual fundraiser for mountain area charities.

This Year’s candidates raised nearly $70,000


Emma the poodle and J. Carol Graham are the new Oakhurst honorary mayors

The applause was prolonged and genuine when it was announced that the three candidates for Oakhurst honorary mayor had raised $69,259.38 for local charities. It was a record for the race.

And the winner: Emma the poodle and J. Carol Graham.

Graham was in tears as she gave her acceptance speech with Emma, as always, in her arms.

Oakhurst Group Seeks Maintenance District for Business Area

The new Oakhurst Downtown Development Committee is working on the formation of a maintenance district for the business area in Oakhurst. The maintenance district will contain 5 ordinances; parking, lighting, sidewalk, sign and architectural. Once these guidelines are in place, Oakhurst will be able to start creating a more pedestrian friendly and visually appealing business environment.

 

We are simultaneously working with the county on the “mixed use river front project” as it is called for in the Oakhurst Area Plan. The future development of our region lies in hands of the planners and businesses of today. The Oakhurst Area Chamber of Commerce takes this responsibility seriously and we are working hard to ensure a beautiful and successful future. We are currently working with the county and several business leaders to create innovative ideas that will promote our region, in order to recruit new businesses and well suited light industry to the area.
