Question:  Why do some homes sell quickly, while others grow stale on the market?

 

Answer:  Basically there two reasons:

  1. Not surprisingly, price is the single biggest issue.
    • There is a price at which every home on the market will sell.  It is defined as “market value” – the price that an able and willing buyers will pay for it.  Homes priced above market value do not sell.  Unless asking price is adjusted into the market value range, it is likely to grow stale on the market.  Selling agents tend to shy away from over priced homes, preferring to show homes that are reasonably priced.

 

  1. Just as an attractive price motivates buyers, attractive commissions motivate selling agents.  Some sellers believe that they can save money by negotiating a lower than customary commission.  You may even see “advice givers” on television perpetuating that myth.  Research shows that it is likely to cost, rather than save money, and in fact, a higher than customary commission may yield an even higher net return to the seller.
    • The agents’ listing information sheet in MLS, shows the percentage of commission available to the selling broker. It usually reads 3%, but sometimes reads 2.5%.  Obviously, selling the 3% commission home will pay the agent 20% more than a 2.5% commission home at the same price.  All agents have a list of prospective buyers in their files, and have the opportunity to expose them to all available homes, including yours.  Try motivating those hundreds of agents, who have thousands of prospective buyers in their contact files, with a more attractive commission.

 

Follow these two steps and you will probably sell your home faster, at a better price, and with a better net return - by letting market incentives work for you!
