Ed Note

Mid-Cal Escrow Services, Inc. is a new business name in town, but its people have familiar faces and extensive experience in Oakhurst area escrow services.  When First American Title decided to close its Oakhurst office, some mountain area REALTORS® decided to act.  Although an independent corporation, owners of the new company are the owners of Century 21 Ditton Sierra REALTORS® and Coldwell Banker Premier.  The staff of the former First American Title Company’s Oakhurst office, along with the employees of the former Escrow Services Company, became the staff of the new company, under the leadership of veteran escrow officer Cyd Muramoto. The new Mid-Cal Escrow Services, Inc. took over the same offices that had been occupied by First American Title Company in Oakhurst.  It is conveniently located in the Yosemite Gateway Association of REALTORS® building, in the Sears center.  It is a new company, with a new name, but the same great people are providing the same great services.  Congratulations are in order.

Some Sound Home Advice

Is this a good time to buy a home in our mountain area?  Is this a good time to sell a home in our mountain area?  Let’s look at the local housing market situation:  The selection is excellent, interest rates are near all time lows, and prices - slightly higher than a year ago - are good for both buyers and sellers.  Let’s talk.

I  Can Help You Sell That Home

It takes “more” than just listing a home to get it sold

As your agent “more is what I do for you, including, but not limited to, all the following:

  1. Feature it in my two monthly Newsletters: “Yosemite Gateway Properties and Lifestyles.” at:  www.EdBaileyRealtor.com/news.html and “Oakhurst Area Homeowner’s Guide,” at http://clientdirect.net/news/?Pub=13067
  2. Advertise it on my web site:  www.EdBaileyRealtor.com   I pay extra for more favorable positioning
  3. Sign our Exclusive Century 21 Seller’s Pledge Agreement, holding me and my company accountable by offering you the opportunity to be released from your listing agreement if we do not live up to the pledge.
  4. Post it with  both Yosemite Gateway, and Fresno Area Multiple Listing Services, as well as Century 21 worldwide listings
  5. Create a dynamic Visual Tour to give your home superior exposure on the internet.  You will be able to e-mail it to your friends.
  6. Advertise it in the Yosemite Gateway Real Estate Buyer’s Guide
  7. Do a live presentations at meetings of Yosemite Gateway Association of REALTORS®
  8. Send letters to all nearby property owners inviting them to help choose their new neighbors
  9. Arrange a “caravan” viewing by Century 21 Ditton Sierra REALTORS® Agents
  10. Arrange a “caravan” viewing by Yosemite Gateway Assoc. of REALTORS® Agents
  11. Expose your property to my prospective buyers list and incoming transferees referred through our worldwide Century 21 referral system
  12. Hold “Open House” presentations
  13. Help your buyer arrange financing

I will also:

  1. Order a preliminary title report immediately (no cost to you), and address any questions or potential problems early in the process.
  2. Gather data for your required disclosure process before – not after - we get an offer.
  3. Provide you with regular progress reports and be available to you on your schedule

Prices are still very close to last year in both median and mean average.

Note:  Median is the half way point, meaning that half of the prices are above it and half are below.  Economists generally agree that the median better summarizes home market prices than the mean average which is arrived at by adding the total price of all sales and dividing that number by the number of sales.  The mean average for the six month period above was actually higher than for the same period a year earlier, coming in at $407,168 compared to $392,634

Art in the Oakhurst, Bass Lake, Mariposa Mountains

By Joan Brumley

This is the very best time of year to paint.  The flowers are in bloom, and the trees are turning and the falls are full.  Most landscape painting is done in the spring and fall--however the winter makes beautiful scenery.  (We usually paint those from photographs, or looking out the window.  It is pretty difficult to be painting with water-color outside in inclement weather.  If you have a really pretty yard, a beautiful scene in your area, or a wonderful old barn, etc., we would love to be allowed to do some paintings of those things.  If you contact me, I can teach a class in your field or yard if you wouldn't mind.  I have been teaching some private lessons, lately, and they often ask if we can go out to paint.

We had a painting session at the Iris garden in YLP but it was not sunny and we didn't stay long.  I will probably be over there again this week--if interested in joining us, please call me.   We also will be painting in Yosemite one day soon--while the falls are full.  If you would like to join the group, we would love to have you.

Also, on Sunday, May 5, I will be at the beautiful new gallery in North Fork.  Please drop in between 11 and 3.  It is just about 1/4 mile beyond North Fork on the main road after you go through town.  There are many different kinds of art, and it is a very fine display. There is a sign on the left side, going up the hill.

Anyone in the real estate business, who needs an artist's rendering of one of your special houses for sale, should think about having a water-color sketch done.  Sometimes that will encourage a sale more than just a photograph, especially, if it is a very old home, or a brand new one.  The older ones often encourage lookers because of the setting, and the newer ones don't have the landscaping that a painting can envision.  There are several artists in the area that are good at doing houses and landscapes.  Please contact me if you have questions about paintings done by local artists and I will try to steer you to the people who specialize in the kind you want.  We have many talented people in our towns, and there are oil, acrylic, and watercolor painters, and photographers, and illustrators.

ART, MUSIC AND DINNER IN THE MEADOW

1 to 8:30 p.m., Saturday, June 2, 2007

Coarsegold Historic Museum, 31899 Hwy 41, just south of Lucky Lane

2007 represents the fourth year of the successful Music in the Meadow museum fund-raising event.  But this year is special, as we are expanding the event to include local artists and the Chukchansis.

The afternoon will offer several booths where our wonderful artists may display and sell their work and chat with the public from 1 to 6, demonstrations by the Chukchansis and by individuals hooking rugs and more!  Beverages and snacks will be available all day.  The evening offers lively, toe-tapping bluegrass and country music by the String Bandits from 5:30 to 8:30 and dinner served by the docents of the museum that may be eaten in the meadow where the band will play.  (Note:  Dinner will be $10 if a reservation is made by June 1:  642-4242.  Dinner $12 with no previous reservation.) (Also, we suggest you bring your own comfy chair to enjoy your dinner and the music.)

During the day the Plein Air Artists will display the paintings they have created at the museum.  Everyone in attendance will be invited to vote for a favorite painting, and at 7:30 the winner of the Popular Choice Award Exhibit will receive a check for $100 from the Coarsegold Historical Society.
