How do I know if my agent is a true professional?  Assisting clients/customers with the sale or purchase of real estate is an extremely complex endeavor, and becoming even more so.  It is no arena for amateurs. Here are some guidelines to help you determine if your agent has achieved

The necessary higher level of professionalism.

  1. Experience – There is no substitute for experiential learning.  All else being equal, an agent with five years experience or more will likely be functioning on a high level of professionalism.
  2. Education – California does not even require a high school diploma or GED for a “Salesperson” or “Broker” license, A Bachelors Degree from an accredited college or university, can be another measure of a higher level of professionalism
  3. License – California issues a “Salesperson” license and a “Broker” license.

    • The “Salesperson” license requires three college, or college level courses, and passing a state exam by correctly answering 105 of 150 multiple choice questions (70%)
    • The “Broker” license requires eight college or college level courses and passing a state exam by answering 150 of 200 multiple choice questions (75%)

    • Selecting a Broker or Broker Associate (A Broker Associate is a person with a Broker license working under a “Broker of Record)” Is also a measure of a higher level of professionalism.

  1. Professional Designations – The Graduate REALTOR®  Institute Professional designation (GRI) is a definite indicator of a higher level of professionalism

Experience, Education, Level of License, and Professional Designations (Particularly the GRE), are all helpful indicators that your agent can and will serve you well.

Some Sound Home Advice

First Things to do before Painting the Exterior of Your House

Before beginning your exterior paint project, consider the surface of your project.  First inspect the project to determine the condition of the surface.  Is it wood, stucco, hardboard siding, vinyl, masonry, concrete block or ..?

Next identify any problems on the surface, is it rusty, mildewed, rotten or chalking, and  is the original painted surface peeling or cracking?

Once the inspection is made and you have noted the paint failures, your preparation comes next.  You will want to thoroughly clean the surface, usually done by pressure washing which is the fastest way; otherwise you will have to wash your house by hand. By having a clean surface, this will enhance the adhesion of the paint to the surface, avoiding a film of dirt in-between the surface and new paint, producing a long lasting paint job.

Tips to remove peeling paint on the exterior:  Rent or buy a pressure washer, under high pressure it will remove most of the peeling paint.  Plan on hand scrapping left over peeling areas the pressure washer loosened up to complete the preparation of the wood

Next look for rusty nails or exposed nail heads which need to be reset and rusty nails primed with a rust inhibiting primer.  Look for rotten or rotted wood that will need to be replaced and look for areas that may need to be caulked.  Replace any siding or gutters or metal objects that have rotted.  Windows may need to be re-glazed and if these are the type or broken cracked glass may need to be replaced.  All part of the preparation process.

Caulking with a paint-able caulk material, preferably over 30 year type, is done on a house to prevent moisture from entering surfaces and causing decay.  Caulking also adds a complete look to the paint job while having adding insulation value to your project, by sealing drafts.  Read the directions on the caulking tube to allow ample time for drying before painting over it.

Priming can enhance the durability and coverage of the finish coat.  Be sure to use a good high brand of primmer and paint.  Cheap, low cost paints are obviously less durable and may not adhere to the surface as well as high quality paints.  Top quality paints can be found at the Kelly Moore Paint store at American Floor Coverings of Oakhurst.  Remember top quality paints offer better resistance to all paint failures and hold up better under weathering, saving you money in the long run.  Call us at the Oakhurst Kelly Moore Decorating Center for assistance and paint problem solving….Phone:  (559) 683-5565

Try to use a low sheen type of finish, it seems to be a harder finish and helps wiping off those pesky spider webs.

Important!  As cracks may appear on wood siding, always inspect your home for this periodically.  What happens is that surfaces are always expanding and contracting due to weather changes and temperatures, thereby cracking the wood.  If these cracks are not taken care of by repainting, it will allow moisture into these areas, eventually causing paint problems.

Keep an eye out for mildew and clean when found, you can use a 50/50 bleach and water formula, brush and rinse, do this two times.

Keeping up with your home maintenance over the years can only be rewarding to you, in the fact you will have a nice looking and well protected house.

Chapdelaine has won top honors in five international guitar competitions, including First Prize in the Guitar Foundation of America Competition, the world’s most prestigious classical guitar competition. He has been awarded two National Endowment for the Arts Solo Recitalist Fellowships and holds a Master of Music degree from Florida State University. He studied with the great Segovia and has been Professor of Guitar at UNM since 1985.

The Spirit Band, which plays at the 11:00 o’clock service at New Community United Methodist Church in Oakhurst, is made up of professional musicians from four successful valley and mountain musical groups; the Smooth Jazz Ensemble, the Sierra Chambermaids, Larkspur Band, and Wild Hare  Band.  They are Rudy Helm, guitar; Jackie Byers, piano and alto vocal: Monika Moulin, lead vocalist; Kirk Moulin, bass guitar and vocalist, Eddie Guzman, drums and featured vocalist; Lisa Guzman, featured vocalist.  Together they are Awesome!!
